The story

What we did

The brief

Six projects in and around Gurugram needed buyer leads from one Meta Ads programme: two luxury independent-floor projects (Adani Samsara, NM Shining Floors), two ultra-luxury residential projects (MVN Aero One, Ganga Realty 90) and two land projects (Pataudi Plots, Jasmine Farms). Ticket sizes differ enormously across these buyers, so one campaign and one cost-per-lead target would not work.

Reporting period: July to September 2026. Channel: Meta Ads only.

Our approach

  • Segmented by buyer type. Luxury floors, ultra-luxury residences and land each ran in separate campaigns with their own message. The Pataudi plot creative led with RERA registration, because legal safety is the main worry in that market.
  • Benchmarked within a segment. Cost per lead was compared only between projects with similar ticket sizes.
  • Read results in context. Projects with small samples were treated as early signals, not verdicts.

Adani Samsara 99 ₹780.88 1.15%

Ganga Realty 90 18 ₹791.68 0.88%
Jasmine Farms 17 ₹308.35 1.33%

What we learned

  • Ticket size sets the cost of a lead. Land leads cost about ₹301, ultra-luxury residences about ₹472 and luxury floors about ₹810, so each segment is judged against itself.
  • Pataudi Plots led on efficiency. It delivered 51.8% of all leads on 35% of spend, at about 33% below the blended cost per lead, with the highest CTR in the portfolio.
  • Reach and clicks scale differently. MVN Aero One produced 240 leads from the largest reach despite the lowest CTR.
  • Small samples need patience. Ganga Realty 90 and Jasmine Farms had 18 and 17 leads, too few for a firm benchmark.

Next steps

Track leads through to site visits and bookings so segments can be compared on what they sell, reactivate the two land projects with a test budget, and refresh creative for the luxury floors.

Figures are from Meta Ads campaign dashboards for July to September 2026. Qualified leads and site visits were not measured for this period, so they are not reported here.
