The story

What we did

The brief

A Bengaluru residential developer needed buyer demand for five projects along the North Bengaluru, airport and Bagaluru corridor: Tata Varnam, Kalyani Living Tree, Nikoo Homes 7, Nikoo Homes 9 and Assetz Niwa & Neo. The projects share a corridor but not a buyer. Premium airport-corridor homes, a large family community, a township, a new launch and an employment-led project near KIADB Aerospace Park each needed their own message.

Reporting period: 30 August to 30 September 2026. Channel: Meta Ads only.

Our approach

  • Segmented by project and proposition. We built 48 campaigns across the five projects, each around one proposition: location, configuration, community or employment proximity.
  • Measured the full funnel. Every lead was tracked to qualified lead and site visit, so budget decisions were made on cost per site visit, not lead volume.
  • Read each project in context. Small samples were treated as early signals rather than verdicts.

Nikoo Homes 7 116 ₹1,008 49 12 ₹9,752
Nikoo Homes 9 108 ₹1,088 48 13 ₹9,040
Kalyani Living Tree 44 ₹807.33 20 5 ₹7,105
Assetz Niwa & Neo 8 ₹2,463 3 1 ₹19,708

What we learned

  • Tata Varnam led on scale and cost. It produced 69.3% of all leads on 48.1% of spend, at a cost per lead about 31% below the blend, and the lowest cost per site visit (₹3,445).
  • The funnel held steady; the cost of the lead did not. Lead-to-site-visit rates stayed between 10.3% and 12.5% for every project, so the gap in cost per site visit came from what each lead cost going in.
  • Engagement is not efficiency. Nikoo Homes 9 had the highest click-through rate in the portfolio, yet its cost per lead stayed about 75% above the blend.
  • Small samples need patience. Assetz Niwa & Neo had only 8 leads, too few to set a benchmark.

Next steps

Track every lead through to booking, align each creative with its landing page, move test budget toward the lowest cost per site visit, and build more data on the low-volume projects.

Figures are from Meta Ads campaign dashboards and lead status reporting for 30 Aug to 30 Sep 2026. Bookings were not tracked in this period.
