What a real estate lead costs in Bangalore

In September 2026, Adwizly's North Bengaluru campaigns produced leads at ₹431 to ₹1,088 each, depending on the project. Premium apartments on the airport corridor were the cheapest. Townships and new launches cost more because buyers compare more options before they enquire.

Project typeBengaluru corridorCost per leadPeriod
Premium apartmentsAirport corridor, North Bengaluru₹431Sep 2026
Five-project residential portfolio (blended)North Bengaluru₹621Sep 2026
Township and new launchNorth Bengaluru₹1,008 – ₹1,088Sep 2026

What the numbers tell a developer

Nearly one in eight leads became a site visit. That ratio is what we optimise toward, because a cheap lead that never visits costs more in the end. The strongest single project produced 624 leads at ₹431 each.

Real estate growth and analytics

How we measured

  • Period and scope: 30 August to 30 September 2026, five residential projects in North Bengaluru, 48 Meta campaigns.
  • Lead: An enquiry submitted through a Meta lead form or project landing page.
  • Qualified lead: A lead that matched the project on budget, location preference and buying timeline.
  • Site visit: A visit recorded by the developer's sales team.
  • Cost per stage: Total ad spend (₹5,58,476) divided by the count at that stage. Agency fees are not included.
  • Limits: Bookings were not tracked, project names are withheld at the client's request, and one month of data does not predict another project's results.

Cost per lead in Bengaluru changes with corridor, configuration, ticket size, offer, creative, season and budget. These figures describe one month of campaigns and are not a promise for other projects.

Budget planner

How much should a builder spend on marketing in Bangalore?

Work backwards from the site visits your sales team can handle each month. Multiply that by a realistic cost per site visit for your project type. Our recommended floor is ₹1,00,000 of ad spend a month per project.

Project type
50

A rough estimate, not a quote. Cost per lead comes from Adwizly's September 2026 North Bengaluru campaigns. The selected project type changes the cost-per-lead assumption. All options use the same blended funnel rates from that month (12.1% of leads visited and 46.7% qualified), because separate conversion rates by project type have not been measured. Township cost per lead uses the midpoint of ₹1,008–₹1,088.

Bengaluru corridors

Real estate marketing in Bengaluru, corridor by corridor

Bengaluru buyers measure distance in minutes of commute, not kilometres. Each corridor has its own buyer and its own best first channel, so we build audiences around the workplaces, metro stations and schools within a realistic drive of your project. CHANNEL STRATEGY

Google Ads or Meta Ads for real estate in Bangalore?

Use both, in different roles. Google Search catches buyers already searching for a locality or project, which suits premium and plotted projects. Meta fills launches quickly, which suits mid-segment apartments. Retargeting connects the two.

Where a corridor's buyers respond to it, test Kannada and English versions of the same ad rather than assuming one language works everywhere.

PORTALS VS YOUR OWN CAMPAIGNS

Are 99acres and MagicBricks leads better than Google Ads leads?

Property portals are useful for reach, but your listing sits beside competing projects in the same locality. Your own Google and Meta campaigns send enquiries only to you, and you keep the audience data. Compare both on cost per site visit, not cost per lead.

LEAD QUALITY

Why am I getting fake or junk leads from Facebook ads?

Junk leads usually come from instant forms that fill in with one tap, broad placements, and no check before the lead reaches sales. Brokers posing as buyers add to the noise. The five fixes below work on any account; in Adwizly campaigns, every lead is also filtered by budget, location and buying intent before it reaches your team.

Use higher-intent forms

Use higher-intent forms

Add a review screen and one qualifying question (budget or configuration) before submit, so accidental taps drop out.

Verify the number

Verify the number

A WhatsApp message or OTP step flags numbers that cannot receive a reply before sales calls them.

Exclude weak placements

Exclude weak placements

Cut Audience Network and low-quality app placements when they produce leads that never answer.

De-duplicate in the CRM

De-duplicate in the CRM

Merge repeat enquiries from the same number, so one buyer is not counted three times.

Separate broker enquiries

Separate broker enquiries

Route leads asking for channel-partner terms to your CP team instead of the buyer queue.

PRICING

How real estate marketing agencies charge in India

Agencies charge in four main ways: a monthly retainer, a percentage of ad spend, a fee per lead, or a commission on sales under a mandate. Each suits a different situation. Whichever model you pick, ask for ad spend, agency fees, creative and tool costs as separate lines. Adwizly lists them that way below.

MODELHOW IT WORKSWORKS WELL WHENWATCH OUT FOR

TIMING

When is the best time to launch a project in Bangalore?

Plan launches and inventory pushes around the windows when Bengaluru families already talk about buying a home: Ugadi, Akshaya Tritiya, Dasara and Diwali, plus financial year-end. Avoid scheduling heavy site-visit pushes in the wettest monsoon weeks.

Best time to launch a project in Bangalore
JAN – MAR
Financial year-end. Salaried buyers finalise tax planning and home-loan decisions. A good window for ready-to-move and near-possession inventory.
MAR – APR
Ugadi. The Kannada new year is a traditional time to start new things, including bookings. Offer-led creative works well.
APR – MAY
Akshaya Tritiya. Many families treat it as an auspicious day to book a home or buy gold. Plan booking offers to land in the week before.
JUN – SEP
Monsoon. Enquiries continue online but site visits are harder. Lean on video walkthroughs, virtual tours and weekend visit slots.
SEP – NOV
Dasara and Diwali. The busiest festive stretch for launches and festive offers. Start campaigns two to three weeks before the festival date.

A planning guide, not a guarantee. Exact festival dates change each year, and your project's own data should decide the final schedule.

COMPLIANCE

Karnataka RERA rules for real estate ads

Under Section 3 of the Real Estate (Regulation and Development) Act, 2016, a project that must register cannot be advertised, marketed or booked until it is registered with Karnataka RERA. Section 11(2) requires every advertisement to show the registration number and the authority's website address prominently.

  • Pre-launch and EOI drives are marketing too. Plan them to start after registration.
  • The number goes into the template. We design it into every ad, page and form from the start, so campaigns are not paused for missing details.
  • No return promises. Plot and investment creative talks about location, approvals and access, not guaranteed appreciation.
  • Check with your legal team. Confirm final wording against the Karnataka RERA portal and current circulars.

General information, not legal advice.

FOR MID-SIZE DEVELOPERS

Can a small builder compete with big brands in Bangalore?

Yes, by being more specific. Large developers win on brand recall. A mid-size builder wins on one corridor, clear delivery proof, regular construction updates and faster replies than anyone else in the area.

  • Own one corridor instead of spreading budget across the city.
  • Show delivery proof: completed projects, possession photos, K-RERA details.
  • Write comparison-aware pages that say plainly how your project differs from the tower next door.

GOOGLE MAPS

How do I get my project to show on Google Maps?

Create a Google Business Profile for the site office or sales lounge, pick the right category, add real photos and hours, and ask visitors for reviews. It is free and catches buyers searching "new projects near me".

  • Use the name on your signage. Don't stuff keywords into the business name.
  • Post construction updates on the profile every month.
  • Link the profile to your project landing page with UTM tags.

Frequently Asked Questions

Which is the best real estate marketing agency in Bangalore?

The best agency for your project is one that shows Bengaluru real estate results in writing, reports qualified leads and site visits every week, responds promptly and tracks response times, and leaves the ad accounts in your name. Shortlist three agencies, ask each for recent Bengaluru numbers, and compare them with the checklist on this page.

How much does a real estate lead cost in Bangalore?

In Adwizly's September 2026 North Bengaluru campaigns, leads cost between ₹431 and ₹1,088 depending on the project, with a blended ₹621 per lead. Premium airport-corridor apartments were cheapest; townships and new launches cost more. Your cost will vary by corridor, ticket size, offer and season.

What is a good cost per site visit for a Bangalore project?

Across five North Bengaluru residential projects in September 2026, Adwizly's campaigns cost about ₹5,124 per site visit, with 12.1% of leads visiting. Premium projects with strong search demand usually cost less per visit; townships and outer-corridor launches cost more. Judge agencies on this number, not cost per lead.

How much should a builder spend on marketing for a project in Bangalore?

Start from the site visits your sales team can handle each month and multiply by a realistic cost per site visit for your project type. Adwizly recommends at least ₹1,00,000 a month in ad spend per project, plus a separate management fee. Below that, campaigns rarely gather enough data to optimise toward visits.

How do real estate marketing agencies charge in India?

Most charge a monthly retainer, a percentage of ad spend, a fee per lead, or a sales commission under a mandate. Retainers suit steady planning, percentage fees suit large stable budgets, pay-per-lead suits predictable costs, and mandates suit developers who want to hand over selling. Adwizly charges a written management fee with ad spend shown separately.

Are 99acres and MagicBricks leads better than Google Ads leads for Bangalore builders?

Portals give reach, but your listing sits beside competing projects in the same locality. Your own Google and Meta campaigns send enquiries only to you and keep the audience data in your accounts. Compare portal and campaign leads on site-visit rate, then move budget to whichever produces more visits.

Why am I getting fake or junk leads from Facebook ads?

Junk leads usually come from one-tap instant forms, broad placements such as Audience Network, and no check before leads reach sales. Common fixes are a review screen and a qualifying question on the form, a WhatsApp or OTP check, placement exclusions, CRM de-duplication and routing broker enquiries separately. Adwizly also filters every lead by budget, location and buying intent.

Is Google Ads or Meta Ads better for real estate in Bangalore?

Use both, in different roles. Google Search captures buyers already searching for a locality or project, which suits premium and plotted projects. Meta builds reach and fills launches quickly, which suits mid-segment apartments in East and South-East Bengaluru. Retargeting connects the two.

How do you generate NRI leads for Bengaluru property?

Adwizly runs dedicated NRI and HNI targeting where the project suits those buyers, schedules ads for the buyer's local evening, and shows K-RERA details and walkthrough videos upfront so overseas buyers can assess the project remotely. NRI leads are tagged separately in the weekly report.

Does a Bengaluru project need K-RERA registration before advertising?

Yes. A project that must register under RERA cannot be advertised, marketed or booked in Karnataka until it holds a K-RERA registration, and pre-launch or EOI drives count as marketing. Once registered, show the registration number and the K-RERA website on every ad, landing page and lead form. Confirm wording with your legal team.

When is the best time to launch a project in Bangalore?

Plan launches around the windows when Bengaluru families already discuss buying: financial year-end, Ugadi, Akshaya Tritiya, Dasara and Diwali. Start festive campaigns two to three weeks before the festival, and avoid heavy site-visit pushes in the wettest monsoon weeks. Your project's own data should set the final schedule.

How soon can a Bengaluru project start getting leads?

Paid campaigns usually start producing leads within a few days of launch, once creative, tracking and the landing page are approved. Lead quality typically improves over the next two to four weeks of optimisation. SEO for Bengaluru localities usually takes three to six months to deliver steady enquiries.

Can a small builder compete with big developers in Bangalore?

Yes, by being more specific. Large developers win on brand recall; a mid-size builder wins by owning one corridor, showing delivery proof and possession photos, posting regular construction updates, and replying to enquiries faster than anyone else nearby.

How do I get my real estate project to show on Google Maps?

Create a Google Business Profile for the site office or sales lounge, choose the right category, use the name on your signage, add real photos and hours, and collect reviews from visitors. Link it to your project landing page with UTM tags and post construction updates every month.

Can my project appear in ChatGPT answers?

There are two separate routes. ChatGPT Ads are paid, labelled cards shown below an answer; they don't change the answer, and availability varies by market and category. Being mentioned inside the answer itself is organic: it depends on your pages being crawlable and on credible reviews, case studies and mentions elsewhere. Ads cannot buy a place in the answer.

Can Adwizly take over a campaign another agency started?

Yes. We start with an access and tracking review covering ad accounts, pixels, UTM tags, CRM fields and landing pages. Gaps are fixed before budgets change, so reporting starts from a clean base instead of inheriting broken attribution.

Do you have an office in Bangalore?

No. Adwizly is headquartered in Agra with a branch in Greater Noida West, and manages Bengaluru campaigns remotely with weekly review calls and shared live dashboards. Ad accounts, landing pages and CRM integrations are all managed online, so location does not slow launches or reporting.

What happens to my ad accounts and leads if I leave Adwizly?

You keep everything. Campaigns run inside ad accounts in your name, so the accounts, pixels, audiences, landing pages and all lead data stay with you if the engagement ends.

What reports will I receive?

A weekly report and review call covering spend, leads, qualified leads, site visits and cost at each stage, broken down by corridor and campaign. You also get dashboard access, and every lead reaches your CRM or WhatsApp in real time.
