Best Marketing Agency for Real Estate in India (2026)

How to choose the best marketing agency for real estate in India: criteria, pricing, red flags, questions to ask and real campaign results.

The best marketing agency for real estate is the one that understands your micro-market, tracks every enquiry through to site visits and bookings, and is transparent about pricing, reporting and ownership of your ad accounts. In India, shortlist agencies with proven real estate experience, RERA-aware ad copy, CRM and WhatsApp-connected reporting, and no guaranteed-lead promises.

Search "best marketing agency for real estate" and you will see a long list of agencies, each calling itself number one. Some are excellent. Many are general agencies that added "real estate" to a landing page last quarter.

This guide does not hand you a ranking, because no neutral body publishes one. Instead, it gives you the criteria, questions and red flags to compare agencies yourself. We are Adwizly, a digital growth agency that works with real estate and EdTech brands, so we do have a point of view. We have tried to keep it honest.

Key takeaways

  • No agency is "the best" for everyone. The best fit depends on your project stage, city, budget and how closely your sales team will work with the agency.
  • Judge agencies on cost per qualified lead, site-visit rate and cost per booking, not on cost per lead alone.
  • The strongest real estate mix in India is usually Google Search + Meta (Facebook and Instagram) + WhatsApp follow-up + a CRM.
  • Insist on owning your ad accounts, landing pages and data.
  • Be wary of guaranteed bookings, guaranteed lead counts and reports that show only impressions and clicks.

What does a real estate marketing agency actually do?

A real estate marketing agency plans and runs the campaigns that bring buyers to your projects: paid ads, search visibility, social media, landing pages and the systems that follow up on every enquiry. A good one does not stop at counting leads. It tracks them through to site visits and bookings.

In practice, that usually means:

  • Paid campaigns on Google and Meta, such as Google Ads services and Meta ads for real estate
  • Landing pages built for each project, not one generic enquiry form
  • Search visibility (SEO), so buyers find you without you paying for every click
  • Social content that builds trust over the weeks buyers spend researching
  • Lead follow-up, including WhatsApp, calling and CRM set-up
  • Reporting by source, project, locality and salesperson

Agencies in this space go by several names, including real estate advertising agency, real estate ad agency, real estate digital marketing agency and digital marketing agency for real estate. The labels overlap, so compare the scope of work instead of the title. Depending on your focus, you may need a real estate advertising agency for social-led awareness, a real estate ad agency for paid performance campaigns, or a real estate lead generation agency for qualified enquiries.

How does a real estate marketing agency work, step by step?

A real estate marketing agency usually works in seven steps: set goals, define a qualified lead, build the landing page and tracking, launch campaigns, follow up on every enquiry, report down to site visits and bookings, then optimise every month. Each step feeds the next, so skipping one weakens everything after it.

  1. Discovery and goals. The agency learns your project, price band, buyer profile, inventory and sales targets, and agrees what success looks like in site visits and bookings.
  2. Qualified lead definition. Marketing and sales agree on the budget, location, configuration and timeline that make an enquiry worth a call.
  3. Landing page and tracking. Each project gets a fast page with a clear enquiry route, plus conversion tracking, so every lead can be traced to its campaign.
  4. Campaign launch. Google Search, Meta ads and sometimes YouTube go live with creatives and copy matched to each buyer type.
  5. Lead follow-up. Enquiries flow into a CRM and WhatsApp, and your sales team responds within minutes.
  6. Reporting. The agency reports by project, source and campaign, from cost per lead down to cost per site visit and booking.
  7. Monthly optimisation. Weak audiences, creatives and keywords are paused, and budget moves to what produces visits.
Seven steps a real estate marketing agency follows to generate site visits.

Which real estate marketing agency is the best in India?

There is no single best one, and a list that claims otherwise is usually a paid or self-published ranking. The best agency for you depends on your project size, city, budget and how closely your sales team will work with them. Use the criteria below to shortlist three, then ask each for a live walkthrough of their reporting.

Eight things to compare

  1. Real estate experience. Ask for project-level examples and what they would do differently, not just a logo wall.
  2. Quality, not volume. Do they measure cost per qualified lead, site-visit rate and cost per booking?
  3. CRM and WhatsApp integration. Leads should land where your team can act on them within minutes.
  4. Landing pages. Do they build a page for every project, and is it fast on a mid-range phone?
  5. Testing discipline. Do they have a method for improving results? Ours is explained in our guide to a performance marketing test plan.
  6. Compliance. Do they understand RERA and platform ad policies?
  7. Transparent pricing. Is the fee separate from ad spend, and is everything itemised?
  8. Ownership. You should own your ad accounts, pages and data, so you can leave without losing them.

Questions to ask before you sign

  • Which metrics will you report, and how often?
  • Can I see a sample report, with real numbers, from another real estate client?
  • Who will work on my account day to day?
  • How do you define a qualified lead?
  • What happens to my ad accounts and data if we stop working together?
  • What is the minimum contract, and how do I exit?

Red flags

  • Guaranteed bookings or a guaranteed number of leads
  • No access to your own ad accounts
  • Reports that show only impressions, clicks or cost per lead
  • Leads bought from unknown databases
  • Long lock-in contracts with no clear exit
  • The same strategy for every client, with the project name swapped

What makes a real estate digital marketing agency in India different?

A real estate digital marketing agency in India works within the realities of the Indian property market: RERA rules on advertising, buyers who prefer WhatsApp to web forms, regional languages, NRI buyers, channel partners and heavy launch-season spikes. A generic agency may be excellent at ads but still not understand these things.

When you speak to a real estate digital marketing agency, check that they can explain:

  • How they handle RERA registration numbers and compliant ad copy
  • How they separate resale, new-launch and NRI buyers
  • How they connect ads to site visits, not just form fills
  • How they work with your sales team and channel partners
  • How they plan around festive and launch-season demand, when competition and costs rise

How does RERA affect real estate advertising in India?

Under the Real Estate (Regulation and Development) Act, 2016, registered projects are advertised with their registration details, and each state authority sets the finer rules. A compliant agency shows the RERA number on ads and landing pages, avoids claims the registered project cannot support, and checks state rules before launch. Confirm specifics with your legal adviser.

In practice, a careful agency will:

  • Display the RERA registration number on creatives, landing pages and brochures.
  • Keep possession dates, configurations and amenities consistent with the registered project details.
  • Label computer-generated renders as illustrative.
  • Avoid promising guaranteed returns or appreciation.
  • Review Google and Meta ad policies for housing and financial claims before every launch.
  • Keep a record of approved copy, so changes can be traced if a question arises.

What type of marketing is best for real estate?

No single type wins. The strongest results come from combining paid performance marketing to catch buyers who are ready now, search and local visibility for lasting reach, social content to build trust, and fast follow-up through WhatsApp and a CRM to turn enquiries into visits. The right mix depends on where your project is in its sales cycle.

  • At launch: lead with Meta campaigns and short videos to create awareness, and send people to a project page that captures enquiries.
  • Mid-sales: add Google Search for high-intent keywords, and retarget people who visited your site but did not enquire.
  • Ready-to-move or final inventory: focus on Search, your Google Business Profile and listing portals, where buyers are comparing options and ready to visit.

Traditional channels like hoardings, newspaper ads and broker networks still support the brand, but they are hard to measure. If you use them, add a dedicated phone number or QR code so you can see what they actually deliver.

Which marketing approach works for each type of real estate project?

Match the message and channel to the buyer and the ticket size. Luxury buyers respond to trust, brand and design. Mid-income families look for location, EMI and possession. Plot buyers want legal clarity. Investors want returns and rental potential, and NRI buyers want remote walkthroughs and easy communication.

  • Luxury and ultra-luxury homes: curated creatives, walkthrough videos, a short enquiry route and calls from senior sales staff. Expect a higher cost per lead because the audience is narrower.
  • Mid-segment apartments and independent floors: location, configuration, price and payment-plan messaging, with strong retargeting for people who viewed the project page.
  • Plots and farmland: lead with legal safety, RERA registration and clear title information. In our Gurugram portfolio below, land projects produced the lowest cost per lead, though ticket size explains part of that gap.
  • Commercial and retail: focus on footfall, rental yield and tenant mix, and use Search and LinkedIn-style audiences for business buyers.
  • NRI buyers: use WhatsApp, video site tours and call slots that suit overseas time zones.

The lesson is simple: benchmark each project against its own segment, never against the whole portfolio.

What is the best marketing platform for real estate?

There is no single best platform. For most Indian projects, the core pair is Google, to reach buyers already searching, and Meta (Facebook and Instagram), to reach buyers before they search, with WhatsApp to convert the enquiries. Property portals can add enquiries, but should not be your whole strategy.

  • Google Search: best for buyers with clear intent, such as "3 BHK in Greater Noida West".
  • Meta (Facebook and Instagram): best for launches and for reaching new audiences, with lead forms, click-to-WhatsApp ads and Advantage+ campaigns.
  • WhatsApp: where most buyers prefer to talk. It is where leads are won or lost.
  • YouTube: useful for walkthroughs and locality videos that build confidence. Google Performance Max campaigns can also show your ads across YouTube, Search and Display.
  • Property portals: such as 99acres, MagicBricks and Housing.com. Good for extra enquiries, but you compete with every other listing and rarely own the relationship.
  • Your own website: the one asset you control. Make sure it loads quickly. Our Core Web Vitals checklist shows how.

How does SEO fit into real estate marketing?

SEO brings buyers who search for projects, localities and builders without you paying for each click. In real estate it centres on project pages, locality guides, a verified Google Business Profile, schema markup, fast-loading pages and genuinely helpful content. It builds slowly, so run it alongside paid campaigns rather than instead of them.

What strong real estate SEO includes:

  • Project pages with clear configurations, price ranges, RERA details, floor plans, amenities and a location map.
  • Locality pages that answer real buyer questions about commute, schools, hospitals and upcoming infrastructure.
  • Google Business Profile with accurate address, photos and reviews, which supports local and map results.
  • Schema markup (such as Organization, FAQPage and Article) so search engines and AI assistants can read your pages accurately.
  • Fast, mobile-friendly pages, because most buyers browse on phones.
  • Consistent facts across your site, listings and profiles, because AI assistants and search engines cross-check details before quoting a source.

If you want a dedicated team for this, see our real estate SEO services.

What is the best marketing for real estate agents?

For individual agents and brokers, the best marketing is usually a verified Google Business Profile, quick WhatsApp follow-up, a few focused Meta lead campaigns and regular local content, such as short videos and locality guides. Start small, find out which source produces site visits, then put more budget behind that source.

A simple way to begin:

  1. Verify your Google Business Profile and ask past clients for reviews.
  2. Set up one landing page for your best listing or project.
  3. Run one small Meta lead campaign and one Google Search campaign for a specific locality.
  4. Reply to every enquiry within minutes, on WhatsApp and by phone.
  5. Track the source of every lead in a CRM such as LeadSquared, Zoho CRM or Salesforce. Our guide to the best real estate CRM explains how to choose one.

If you want the full playbook, read how to generate real estate leads.

Is there a good marketing agency for real estate near me?

Yes, but proximity matters less than market knowledge. An agency that understands your micro-market, replies quickly and reports honestly will usually serve you better than one down the road that does not. Still, being nearby helps for site visits, shoots and regular meetings. Check where the team actually works and how they would handle a site-visit day.

To judge a local agency:

  • Read its Google Business Profile reviews, and look for specific comments from real clients.
  • Ask whether the people you meet will be the ones running your account.
  • Look for a record of work in your city or region.

Adwizly has offices in Greater Noida West and Agra, and works with real estate brands across Delhi NCR, including Noida, Greater Noida West and Gurugram, and in Bengaluru.

How much does a real estate marketing agency cost in India?

Costs vary widely with scope, city and ad spend. Most agencies charge a monthly retainer, sometimes with a performance component, while your advertising budget is paid separately to Google or Meta. Always ask for a written breakdown of agency fee, ad spend, tools and any extras.

The three common pricing models:

Pricing models for digital marketing agencies comparing fixed monthly retainers, performance-based fees, and project-based pricing, including how each model works, ideal use cases, and key considerations |Adwizly

Be cautious of very low fees: the work is often templated, and the agency may lean on volume to look good.

Why does lead follow-up matter more than lead volume?

A lead that is not contacted quickly cools off, so slow follow-up wastes the ad spend that produced it. The fastest gains usually come from replying on WhatsApp and by phone within minutes, qualifying on budget, location and timeline, and logging every outcome in a CRM.

A simple follow-up system includes:

  • A response-time target your team can actually meet, such as a first reply within minutes during working hours.
  • A short first WhatsApp message with the project name, a brochure link and one question about timeline or budget.
  • A call attempt cadence, such as a first call, a follow-up call and a WhatsApp nudge on different days.
  • Three or four qualifying questions that match your agreed lead definition.
  • Site-visit booking and reminders, because many leads need a nudge on the day.
  • Lost-reason tracking, so marketing learns why leads did not convert.

Which metrics should a real estate marketing agency report?

A good agency reports the full funnel, from first click to booking. Cost per lead on its own is a weak signal, because cheap leads that never answer the phone cost you more than they save.

Ask for these metrics, broken down by project, source and campaign:

  • Cost per lead (CPL): the starting point, not the goal.
  • Cost per qualified lead: leads that match your agreed definition of budget, location and intent.
  • Lead response time: how quickly your team contacts a new enquiry.
  • Site-visit rate and cost per site visit: the best mid-funnel signal in real estate.
  • Cost per booking and return on ad spend (ROAS): the outcome that matters.
  • Lead source quality: which campaigns bring serious buyers, and which bring noise.

Real estate marketing terms explained

These are the terms agencies use most often. Make sure both sides define them the same way.

  • Lead: any enquiry from an ad, page or portal.
  • Qualified lead: a lead that matches your agreed budget, location, configuration and timeline.
  • Cost per lead (CPL): ad spend divided by the number of leads.
  • Cost per qualified lead: ad spend divided by qualified leads only.
  • Site-visit rate: the share of leads or qualified leads that visit the project.
  • Cost per site visit: ad spend divided by the number of site visits.
  • Cost per booking: ad spend divided by the number of bookings.
  • Return on ad spend (ROAS): revenue from bookings divided by ad spend.
  • Click-through rate (CTR): the share of people who see an ad and click it.
  • Click-to-WhatsApp ad: a Meta ad that opens a WhatsApp chat instead of a form.
  • Retargeting: showing ads to people who already visited your site or engaged with your ads.

Agency, freelancer or in-house team: which is better?

An in-house team makes sense if you have enough work to keep specialists busy and the time to manage them. A freelancer suits a small, single-channel task. An agency is usually faster to start and gives you strategy, ads, creative, tracking and SEO in one place. Many developers use an agency for campaigns and keep lead follow-up in-house.

Is digital marketing better than traditional marketing for real estate?

Digital is easier to measure and target, which makes it the better place to put most of your budget. Traditional channels can still help with brand presence and local trust, as long as you track what they bring in with dedicated numbers or QR codes.

Common mistakes when hiring a real estate marketing agency

The most common mistakes are choosing on the lowest fee, judging results by cost per lead alone, and never agreeing what a qualified lead is. Most failed agency relationships trace back to unclear definitions, slow internal follow-up or giving up before testing has had time to work.

  • Choosing on price alone. A very low fee often means templated work and volume over quality.
  • Judging by cost per lead. Cheap leads that never visit cost more than they save.
  • No shared lead definition. Marketing and sales count different things and blame each other.
  • Slow internal follow-up. Even excellent campaigns fail if enquiries wait hours for a reply.
  • One landing page for every project. Buyers want details for the project they clicked, not a generic form.
  • Not owning ad accounts. If the agency owns them, you may lose your history when you leave.
  • Switching agencies too fast. Campaigns need weeks of testing, so judge them over a sensible period.

How to shortlist a real estate marketing agency in 5 steps

  1. Define your goal. Write down the number of site visits and bookings you need, not just leads.
  2. Agree what a qualified lead is with your sales team before you talk to any agency.
  3. Shortlist three agencies using the eight criteria above.
  4. Ask each for a live reporting walkthrough and one real estate case with numbers.
  5. Start with a small paid pilot or audit before committing to a long contract.

Case study: what 1,853 real estate leads taught us about agency reporting

Across 11 projects in Gurugram and Bengaluru, Adwizly's Meta Ads campaigns generated 1,853 leads on about ₹9.8 lakh of ad spend between July and September 2026. The biggest lesson was not the cheapest cost per lead. It was that cost per lead only means something when you compare projects of the same type, and when you follow leads through to site visits.

Portfolio 1: Gurugram, 6 projects (Jul to Sep 2026)

We ran Meta Ads for two luxury independent-floor projects, two ultra-luxury residential projects and two land projects (plots and farmland). Ticket sizes differ enormously, so we read results by segment, not as one pool.

  • Total: ₹424,598 spend, 953 leads, ₹445.54 blended cost per lead (CPL), 1.62 million impressions.
  • Plots and farmland: ₹301 CPL across 511 leads, with a 1.63% click-through rate (CTR).
  • Ultra-luxury residences: ₹472 CPL across 258 leads, with a 0.67% CTR.
  • Luxury floors: ₹810 CPL across 184 leads, with a 1.17% CTR.
  • Concentration: one plotted-land project delivered 51.8% of all leads on 35.0% of spend, and two projects together produced 77% of all leads.

What it showed: land leads were about 2.7 times cheaper per rupee than luxury-floor leads, but that reflects the buyer's ticket size as much as campaign quality. Each segment should be benchmarked against itself. Qualified-lead and site-visit counts were not available for this period, so we have not reported them.

Portfolio 2: Bengaluru, 5 projects (30 Aug to 30 Sep 2026)

For a real estate developer client, we ran 48 Meta campaigns across five North Bengaluru projects: ₹558,476 spend, 900 leads, ₹620.53 blended CPL and about 2.1 million impressions. Here we also tracked leads through to approximate qualified leads and site visits.

Portfolio 2 Bengaluru real estate Meta Ads campaign performance table showing spend, leads, cost per lead (CPL), click-through rate (CTR), approximate qualified leads, site visits, and cost per site visit across five projects from 30 August to 30 September 2026.

Tata Varnam produced about 69.3% of all leads on about 48.1% of spend. Qualified-lead and site-visit figures are approximate.

Four lessons for choosing an agency

  1. Compare like with like. A ₹301 lead in plotted land and an ₹810 lead in luxury floors are not comparable. Ask any agency how it benchmarks within a segment.
  2. A high click-through rate is not efficiency. Nikoo Homes 9 had the highest CTR in the Bengaluru portfolio (1.56%) but a CPL above ₹1,000. In Gurugram, MVN Aero One had the lowest CTR (0.64%) yet a CPL close to the blend (₹447.63), because it scaled on reach.
  3. Report down the funnel. In Bengaluru, cost per approximate site visit ranged from ₹3,445 to ₹9,752 across the four projects with usable samples, a spread that cost per lead alone does not show.
  4. Do not judge small samples. Projects with 8 to 18 leads are early signals, not verdicts. An honest agency says so instead of calling a campaign a failure or a success.

These results reflect specific projects, markets and periods, and are not a guarantee of what your campaigns will deliver.

How we work at Adwizly

We will keep this short, because the useful part of this article is the checklist above. At Adwizly, we start by agreeing with your sales team on what a qualified lead is. Then we build a landing page for each project, run Google and Meta campaigns against it, connect the leads to your CRM and report down to site visits and bookings.

Depending on what you need, we can help as a real estate marketing agency for full campaigns, as a real estate lead generation agency focused on qualified enquiries, with real estate SEO services for long-term visibility, or with real estate social media marketing for trust and awareness.

FAQs

Which is the best marketing agency for real estate in India?

There is no single best agency. The right one has real estate experience, reports on site visits and bookings, understands RERA advertising rules, integrates with your CRM and WhatsApp, and prices transparently. Shortlist three and compare their live reporting.

What is the best marketing for real estate?

A combination works best: Google Search for ready buyers, Meta for launches and awareness, WhatsApp and a CRM for follow-up, and a fast landing page for each project.

What is the best marketing platform for real estate?

For most Indian projects, Google and Meta are the core platforms, with WhatsApp for conversion. Property portals and YouTube are useful additions.

How much does a real estate marketing agency cost in India?

It varies with scope and ad spend. Agencies typically charge a monthly retainer, sometimes with a performance component, and your ad budget is paid separately to Google or Meta. Ask for a written breakdown.

How long does it take to see results?

Paid campaigns can start producing enquiries within days of launch, while SEO usually takes a few months to build. Expect the first few weeks to be about testing and learning, not scale.

Should I hire an agency or build an in-house team?

An in-house team suits a steady, large workload. An agency is usually faster to start and gives you several skills at once. Many developers use an agency for campaigns and keep follow-up in-house.

Is Google Ads or Meta Ads better for real estate?

Neither is better in every case. Google Ads capture buyers actively searching, while Meta Ads create demand and work well for launches. Most projects use both.

What is a good cost per lead for real estate?

There is no universal figure, because it depends on city, price segment, project and season. Focus on cost per qualified lead, cost per site visit and cost per booking instead.

Can an agency guarantee real estate leads or bookings?

No honest agency can guarantee bookings, because sales depend on pricing, product, location and your team's follow-up. Treat guarantees as a red flag.

Should the agency own my real estate ad accounts?

No. You should own your Google Ads, Meta ad account, pages and data, and give the agency access. That way you can switch agencies without losing history.

Is SEO worth it for real estate?

Yes, for long-term visibility. SEO helps buyers find your projects without paying per click, and works well alongside paid campaigns. It usually takes a few months to show results.

Do real estate ads need a RERA number?

In general, yes. RERA rules expect advertisements for registered projects to carry the project's registration number, but the details vary by state, so check with your state RERA authority or your legal adviser.

How can I tell if a real estate lead is good?

Check whether the lead matches your agreed budget, location and buying timeline, answers the phone, and agrees to a site visit. Track this in your CRM by campaign.

What is a qualified lead in real estate?

A qualified lead is an enquiry that matches your agreed budget, location, configuration and buying timeline, and can be reached by phone or WhatsApp. Agree the definition with your sales team before campaigns start so everyone counts the same way.

What is cost per site visit?

Cost per site visit is your total ad spend divided by the number of buyers who actually visit the project. It shows lead quality far better than cost per lead, because it counts people who showed up.

Is WhatsApp better than calling for real estate leads?

Use both. WhatsApp gets a fast, low-pressure first reply and keeps brochures and location pins in one thread, while a phone call is better for qualifying and booking the visit.

Can small builders and individual agents work with a marketing agency?

Yes. Smaller builders and brokers can start with a focused scope, such as one project, one landing page and one or two campaigns, and expand once site visits show which source works.

How do I know if an agency's results are real?

Ask to see live dashboards or exported reports with dates, spend and lead counts, and check them against your own CRM. Be wary of screenshots without dates or numbers.
